About HOSTED Property: Founder-Led Short-Let Management in Essex, England

HOSTED Property exists to manage landlords' assets to a standard most short-let companies only promise, published, checkable, and led from the front by founder Terry Reid. This page sets out why the business exists, what it stands for, and how it plans to grow across Essex over the coming year.

HOSTED Property is a founder-led business, built and run by Terry Reid from the ground up.

FOUNDER

Terry Reid

Terry Reid founded HOSTED Property to bring a more transparent approach to short-let management in Essex, one where landlords are shown the standard their property is being managed to rather than asked to simply trust the result. The idea grew out of a straightforward observation: too many management companies win business on promises about maximised returns and hands-off convenience, then give landlords very little to actually check once the contract is signed. Terry set out to build something different from the first property onward, a business where pricing decisions, guest communication, and maintenance are run against a written standard rather than a verbal assurance. Terry is building HOSTED deliberately, starting with a small, closely managed portfolio in Chelmsford, Brentwood, and Southend before scaling further, with every stage of growth run against that same published operating standard from day one, rather than growing the number of properties faster than the standard of care can keep up.

OUR STORY

Why HOSTED Property Exists

HOSTED Property was set up to answer a simple question: what would short-let management look like if it treated every landlord's property like a five star hotel asset rather than a side income stream to be squeezed for margin? The answer starts in Essex, with a deliberately small, closely managed portfolio built around real, existing demand from contractors, NHS staff, relocating professionals, and holidaymakers moving through Chelmsford, Brentwood, and Southend, rather than chasing every guest type everywhere at once. The business is being built to solve a gap Terry identified directly: too many short-let operators ask landlords to hand over a property and a set of keys, then go quiet. HOSTED was built to do the opposite, giving landlords and prospective partners a place to see the business, understand exactly how it operates, and decide with confidence whether to work with it. This website exists for exactly that reason: to give prospective landlords and future guests somewhere to see the business clearly, rather than relying on word of mouth alone in a market that currently has neither properties nor a public track record to point to. Over the next twelve months, the aim is to grow from a standing start to five to ten managed properties, through a fully systemised way of working rather than rapid, unmanaged expansion. That means new landlords onboarded one at a time, each property set up against the same operating standard from the outset, and each new location added only once the previous one is genuinely under control rather than simply advertised. It is a slower way to build a portfolio than some competitors choose, but it is the approach Terry believes gives both landlords and guests something worth trusting from the very first booking, rather than a promise that only gets tested once the contract is already signed.

OUR MISSION

Our Operating Standard

For Essex landlords and self-managing hosts who want short-let income without running short-let operations day to day, HOSTED Property takes a different approach to most managers in the market. Where many national companies compete on how little a landlord needs to do, effectively asking for blind trust in exchange for convenience, HOSTED competes on what a landlord is actually able to check. Every property is run against a written operating standard covering pricing, guest communication, cleaning, and maintenance, and that standard is available to landlords rather than kept behind a sales conversation. Guests benefit from the same approach from a different angle: a contractor booking a stay near a Chelmsford building site, an NHS worker needing flexible check-in near a Southend hospital shift, or a family visiting Brentwood's countryside parks should all find a property that has been prepared and checked to the same consistent standard, not a listing that varies depending on which cleaner was available that week. It is a slower, more deliberate way to grow a management business, but it is the one Terry believes builds genuine, lasting trust with landlords, rather than a single signed contract followed by silence. It is also, deliberately, a slower promise to make than most competitors are willing to offer, because a standard that cannot be checked is not really a standard at all.
